Realtors have access to all of the current home listings including activity reports, and recent price changes. They are also aware of which houses are currently under contract so that you are not wasting your time looking at a home that may no longer be available.

They also have access to tax information for each property that you want to look at. Of course this is something you can get yourself from your local assessor’s office. Just keep in mind that it will take you some time to get the information, and depending on where you live, there may be certain rules as to accessing this information.
Community information
Unless you have thoroughly research each area, you are considering moving to, you may not know if this is the area you want to move to. Remember that buying a home for most families is a long commitment. Once you move in you will not be moving out for many years, so you want to be comfortable with your decision. A realtor has access to information in the community that can have an impact on the value of your home.

Some realtor’s have a list of construction codes, as ell as those who are qualified to inspect, and repair any area of the home. Your realtor also has the ability to take care of any paperwork and errands that may need to be done. For example faxing paperwork to your mortgage company, and making sure inspections are all done. They will also get any public records or information you may need for the house. Of course all of these things you can do yourself, but it will take a lot of organization, time, and effort on your part.

The first thing you need to do is find out how the purchase process works. Buying a home can be confusing, unless you have done it before, and even then there’s a lot to remember. For some this may be enough to make them comfortable with the process.
